Family Gem

Rarely on an island as small  as Jersey, do you find a property that benefits from the peace and tranquility of the countryside as well as close proximity to a beach. Usually it’s one or the other, sometimes it’s a little of both but never is it an even distribution. Meadow Farm begs to differ. 

Nestled in its own idyllic valley of green-wooded countryside, you’d be forgiven in thinking this was a purely rural retreat, sequestered in its own lusciousness. But this family home is also only moments away from the beautiful fishing port of Rozel Bay. 

In fact, the property is one of a very small number of detached residences in the Bay, where the famous Hungry Man beach cafe and Rozel Tea Rooms can be found. Just a short stroll in the other direction leads to Chateau la Chaire and the Rozel Country Pub. Back at the house, this family gem sits within a delightful and mature south-facing garden, where the numerous entertainment areas can be enjoyed whilst listening to the sounds of trickling water, thanks to the natural stream running through it. Listen hard enough and you might also catch the not-too-distant sound of the waves. In terms of location, Meadow Farm is truly unique. 

The exterior of Meadow Farm is as pretty as its name suggests; the property is classic Jersey granite with traditional white limestone rendering, white shutters and features a very complimentary addition of a conservatory. Inside, the ground floor which stretches to an impressive footage of 1191 square feet feels airy and roomy. The large family sitting room in particular with its beautiful bay doors leading out to the garden feels especially big. 

The kitchen is traditional in decor with farm-style counters, a breakfast island that seats four and a large dove-grey AGA. The conservatory leads off from here, and would make a brilliant dining space to entertain friends and family. It is easy to imagine summer dinner parties with the conservatory doors thrown wide, soaking up the sunny valley views. Also on the ground floor is a second sitting room – an ideal space to in which to make a playroom for a family with young children, a large utility room and small but handy downstairs bathroom. 

The first floor is made up of two ensuite bedrooms; the larger being the master which has a generously-sized bathroom and plenty of wardrobe space. The room benefits from sweeping views of the wooded garden, a vista that can be enjoyed further from the bedroom balcony. The second bedroom is also well proportioned. Like the master, it features a great-sized fitted wardrobe and a newly-decorated ensuite making it an ideal guest room or bedroom for an older child. The top floor features two cosy bedrooms with plenty of character thanks to their pitched ceilings. Despite the eaved roofs, there is no lack of light up here due to the large windows in each room and size-wise they are perfect for younger family members.

Stepping into the garden you’ll be hard pressed to decide which seating area to enjoy first; the quaint wooden pavilion, the patio overlooking the lawn or the raised decked area perfect for BBQs and sunbathing. There is plenty of scope in the garden for a green-fingered family and there’s enough room to accommodate a host of landscaping ideas. Parking is very generous and provides ample space for cars, boats and the host of outdoor equipment that comes with family life in Jersey. 

It’s safe to say that the condition of Meadow Farm is turnkey – ideal for any family wanting to move without the hassle of immediate renovations or decorations. However, like the beautifully wild garden that surrounds it, there are opportunities for someone to tame certain areas and to add their own personal touch. For most though, the wild beauty of Meadow Farm is its charm – and why would you want to change that?
